What is a dormer loft conversion?

A dormer loft conversion is a structural roof extension which extends out from the pitch of the existing sloping roof. A dormer is often the most cost efficient way to create more floor space in what could have been a small attic space. The windows in a dormer are usually larger as well, giving more light into the loft.

Do I need planning permission for a loft dormer?

For most, if the dormer is the rear, then you do not need planning permission. This is due to them falling within your permitted development rights. If however, you have a front or side dormer, then this would need planning permission in most cases. There are exceptions to both rules, but this is a good starting place. What types of dormer loft conversions are available?

There are multiple dormer loft conversion types available to suit your needs. The difference between each conversion type is the way the window is integrated into your loft:

Flat roof dormer: As suggested, this is a dormer style which has a flat roof.

Shed dormer: A shed dormer is similar to a flat roof dormer, except there is a slight slope on the roof of a shed dormer. This helps with drainage from the roof.

Dog-house dormer: This style of dormer comes with a pitched roof, which makes the dormer resemble a classic dog house shape.

Full Dormer vs Partial Dormer

There are quite a range of styles available, such as shed, hipped, eyebrow and many more, but they all fall into two core categories. These are in effect full or partial dormers. A full dormer will be a single dormer which will cover most of the length of the roof, and a partial dormer covers only part of the roof. The small or partial dormers are also often done a double, and triples depending the room layout beneath them.

Is my home suitable for a dormer loft conversion?

There are multiple considerations when looking at the suitability of a dormer loft conversion, but in general, if your home has a pitched roof you should be able to add a dormer to your home.

Why should I consider a dormer loft conversion?

The biggest reason for a dormer is that it can give you quite considerably more usable floor space. When you convert with the existing roof space, you can quickly run out of head height, but where you have a dormer you have full height ceilings. The second most popular reason we hear for having a dormer is the outlook. When you have Velux windows inset into the existing roof line, these obviously angle the same of the roof. With a dormer, the windows are more traditionally mounted, i.e. vertical. Many of our customers will also have larger windows as well, not only increasing the light into the room, but also the view!
